Terms of Service
Last updated October 13, 2026
These terms govern your use of the EC Rental Property Management LLC ("EC Rental", "we") website, listings, and landlord dashboard (the "Service"). By using the Service, you agree to them.
Accounts
You must give accurate information when you sign up and keep your password private. You're responsible for activity under your account. Tell us right away at info@ecrentalpm.com if you think someone else has used it.
Listings and syndication
- You may only list homes you own or are authorized to rent out, and listing details, prices, and photos must be accurate and current. Mark a home Rented or Draft as soon as it's no longer available.
- You must have the rights to every photo you upload.
- Publishing to Zillow. When you turn on "Publish to Zillow" for an active listing, you authorize us to send that listing's details and photos to Zillow Group and its affiliated sites, where they may be displayed, and you agree to follow Zillow's listing policies. Turn the switch off, or change the status, to stop including the listing.
Fair housing
You must comply with the federal Fair Housing Act, California's Fair Employment and Housing Act, and local fair housing laws. Listings and decisions may not express a preference or limitation based on race, color, religion, sex, gender identity, sexual orientation, national origin, familial status, disability, source of income (including housing vouchers), or any other protected characteristic. We may remove listings that don't comply.
Rental applications and screening
Applicants certify that their information is true and complete. Landlords must evaluate applications consistently and lawfully, use consumer reports only with the applicant's authorization and for a permissible purpose, give any notices required by law (including adverse action notices), and follow California limits on screening fees. EC Rental does not make rental decisions on a landlord's behalf unless we have a separate management agreement.
Subscriptions, billing and cancellation
- Plans and payment. Plans and prices are shown on our pricing page. Payments are in US dollars and processed by Stripe.
- Free trial. Where a plan includes a 14-day free trial, you enter a card at sign-up and are not charged until the trial ends. Unless you cancel before it ends, your plan then renews and is charged monthly.
- Launch offer. For Solo Landlord sign-ups through December 31, 2026, one $3 payment at sign-up covers your first three months. After that, your plan renews automatically at $29 per month until you cancel. We email you a reminder about 7 days before the first $29 charge.
- Automatic renewal. Subscriptions renew every month until you cancel.
- Cancel anytime, online. Go to Settings, then Plan & Billing, and choose Cancel plan. Cancelling stops future charges, and you keep access through the period you've already paid for. If you cancel before a trial or the launch-offer period ends, you won't be charged for the next period.
- Refunds. Payments are not refundable except where the law requires or where we agree otherwise. If you think you were charged in error, email info@ecrentalpm.com.
- Price changes. We'll email you before a price change takes effect, and you can cancel before it applies.
Acceptable use
Don't use the Service to post fraudulent or misleading listings, collect information for purposes other than renting a home, upload malware, or interfere with the Service or other users.
Tello for your business (tello.live)
If you set up a Tello assistant for a business, you confirm you are at least 18 and allowed to act for that business, and you agree to these rules:
- Not for health care. Tello may not be used for protected health information, patient or medical information, or by health care providers to talk with patients. We do not sign business associate agreements and Tello is not HIPAA-compliant. We may refuse or close an assistant that looks like a health care business.
- Not for restricted businesses or advice. Do not use Tello for lending or investment advice, legal advice, cannabis, firearms, gambling, adult content, or anything illegal.
- You are responsible for your assistant. Check the notes Tello writes about your business and correct anything wrong. Tello is an AI, can be wrong, and may not make deals, set prices or promise dates for you. Tell your visitors, as the law requires, that chats are saved and shared with you, and do not call, text or email people who gave you their details without the permission the law requires.
- Photos. Turn on customer photos only if they suit your business. Do not ask visitors for IDs, payment cards or health-related pictures.
- Plans. Starter is $19 per month and Pro is $49 per month, with a 7-day free trial and no card needed to start. A plan you start renews automatically every month until you cancel on your manage page, and cancelling stops future charges while you keep access through the period you paid for.
The tello.live assistant
Answers, web search results and suggestions from the tello.live chat are general information. They may be wrong and are not legal, tax, medical or financial advice.
Your content
You own the content you add. You give us a license to host, display, and process it to provide the Service, including sending listings you choose to syndicate to listing partners.
Disclaimers and liability
The Service is provided "as is." The AI assistant and AI inspection reports are informational and may contain mistakes; confirm anything important with a qualified professional. AI inspection reports describe only what the photos show. They are not a licensed home inspection and do not assess structure, hidden defects or safety. To the extent the law allows, EC Rental isn't liable for indirect or consequential damages, and our total liability is limited to the amount you paid us in the 12 months before the claim.
Ending your use
You can stop using the Service at any time. We may suspend accounts that break these terms.
Governing law and contact
These terms are governed by California law. Questions: info@ecrentalpm.com.
